Firms holding a commercial mortgage may benefit from a new system from the Royal Institution of Chartered Surveyors (Rics).

The new Ska Rating assesses the environmental impact of office fit-outs and ranks them as Gold, Silver or Bronze, depending on their level of sustainability.

"In the current economic climate occupiers are now more likely to refurbish their offices, rather than looking to move into new premises, and as a result it is important that sustainable measures are embedded into these fit-outs," commented Rics director of strategic business development Tim Robinson.

Commercial mortgage holders can carry out a self-assessment of their fit-out online for free, but can also opt for a formal assessment if they prefer.

In addition, clear guidance is offered on how to implement good practice in fit-outs and compare properties against others across the industry.

A non-profit organisation, Rics was granted a royal charter by Queen Victoria in 1881.
